Residential Letting Guide
At Roy Green Surveyors, we provide two residential agency services, ‘Let Only’ and ‘Full Management’. If either of these services do not fully satisfy your requirements, then please do not hesitate to contact us and we will adapt and modify our services to suit your specific needs:
The ‘Let Only’ Service:
- Provide a rental valuation and advice on the letting of your property
- Prepare particulars of your property for advertising and market the property with a “To Let” board, internet advertising on rightmove.co.uk and in the local press if necessary.
- Accompany prospective tenants when they view the property
- Obtain employment & credit references on each tenant who will sign the tenancy agreement
- Prepare the tenancy agreement
- Collect one month’s rent in advance
- Collect a deposit (the sum equivalent to one month’s rent, minimum £600.00)
- Arrange and co-ordinate the tenants occupation of the premises
The ‘Full Management’ Service:
- Provide a rental valuation and advice on the letting of your property
- Prepare particulars of your property for advertising and market the property with a “To Let” board, internet advertising on rightmove.co.uk and in the local press if necessary.
- Accompany prospective tenants when they view the property
- Obtain employment & credit references on each tenant who will sign the tenancy agreement
- Prepare the tenancy agreement
- Collect one month’s rent in advance
- Collect a deposit (the sum equivalent to one month’s rent, minimum £600.00)
- Prepare an Inventory & Schedule of Condition of your property’s fixtures and fittings
- Arrange and co-ordinate the tenants occupation of the premises
- Demand and collect the rent usually on a monthly basis by standing order mandate
- Transfer the rent to your account by BACS
- Forward to you a quarterly statement detailing rent received and deductions/fees
- Conduct property visits/inspections every 6 months (where possible)
- Arrange for necessary repairs to be dealt with as per your instructions
- Advise Local Authorities and Utility Companies, where known, of the tenant/s details
- Advise the ingoing tenant/s of the procedure for registering with energy suppliers
- Issue legal notices necessary for the you to gain possession of the property if required
- Co-ordinate with you the re-advertising of your property should your tenant/s wish to vacate
- Upon termination of the tenancy we will co-ordinate the tenants vacation of your property
- At the end of the tenancy we will conduct a full property inspection and inventory check
As a Partnership, we are governed by the Royal Institution of Chartered Surveyors and all work in connection with services provided, where applicable, are in accordance with their Codes of Practice and Guidance Notes.
We also subscribe to the Tenancy Deposit Regulatory Scheme that provides peace of mind to your potential clients.
